Information for Landlords

Stonier Hobbs have a wide portfolio of properties within the city, as well as a proven track record of excellent service and have two packages on offer to Landlords.
 
The first is a fully managed service which covers all aspects of property rental. Finding, referencing and installing new tenants into the property is just the first step as Stonier Hobbs then co-ordinate trusted contractors to deal with all manner of maintenance issues, keep the Council and utility companies up to date with meter readings and new tenant details, ensure that all compliance regulations are met, protect tenancy deposits and manage any issues created when a tenant vacates a property. Monthly statements are sent out via post or email and the Landlord is able to have as much or as little involvement as they choose. This is a convenient and uncomplicated option for those Landlords who don't wish to have direct contact with their tenants.
 
The second option is a placement service in which Stonier Hobbs find, reference and install new tenants into the property and the Landlord then manages it directly themselves.  
 
Whichever option a Landlord chooses, Stonier Hobbs will always work closely with them, to ensure that they are provided with a high standard of tenant, suitable for their property.

Landlord Fees

 

Managed Properties

We will market your property for let, which includes photographing it, advertising it on Right Move and carrying out viewings.

Once a Tenant has been found and a let agreed, we will complete the relevant referencing checks, draw up all tenancy documents and assist the Tenant with their move into the property. We will also protect the deposit in line with Government regulations, using the Deposit Protection Service.

Once the Tenant is in situ, we will fully manage their tenancy, including organising maintenance works, carrying out regular inspections and ensuring that the annual Gas Safety check is completed.

At the end of their tenancy, we will contact you to get your instructions and will re-market the property, if you wish us to. We will also deal with the checkout of the Tenant and the return of their deposit.

We have two available packages for managed properties:

 

Rent Collection

We collect the rent from the Tenant and collate any relevant invoices from our contractors. A statement is created, detailing all money collected and all expenses, which is then emailed to the Landlord on a monthly basis.

We pay any invoices from the rent collected and deduct our fee, which is 10% of the monthly rental, plus VAT.

 

Management Only

Rent is paid directly to the Landlord by the Tenant.

All invoices are emailed by our office to the Landlord as they are submitted by our contractors, for the Landlord to pay directly.

An invoice is sent to the Landlord every six months for the management fee, which is 8% of the monthly rental, plus VAT.

 

Placement Properties

We will market your property for let, which includes photographing it, advertising it on Right Move and carrying out viewings.

Once a Tenant has been found and a let agreed, we will complete the relevant referencing checks, draw up all tenancy documents and assist the Tenant with their move into the property.

Once the Tenant is in situ, you will take over the daily management of the property and will also protect the deposit, with the scheme of your choice.

Our fee for this package is 8.5% of six months rent – regardless of the initial tenancy term -  plus VAT.

 

Additional Fees

All properties will be subject to an inventory check before the commencement of a tenancy, which is a cost covered by the Landlord.

Charges vary, depending on the size of the property, so please ask for further information.

If applicable, a Gas Safety Certificate will also be completed before the commencement of a tenancy.
